Hrithik Roshan has reportedly leased his Juhu apartment to Saba Azad for ₹75,000 per month, despite similar properties in the area commanding higher rents. This follows Roshan's previous real estate activities, including purchasing floors in the same building for ₹97.5 crore and recent commercial leases in Goregaon and Pune. He was last seen in ‘War 2’.

Hrithik Roshan who was last seen in ‘War 2’ has reportedly leased out his sea-facing luxury apartment in Mumbai’s upscale Juhu neighborhood to his girlfriend, Saba Azad at a monthly rent of ₹75,000. The rental agreement, valid for one year. As reported by Hindustan Times, local brokers familiar with the Juhu-Versova Link Road area noted that rents for a typical 3-BHK flat measuring 1,000 to 1,300 sq ft in the locality usually fall between ₹1 lakh and ₹2 lakh per month. However, Hrithik’s property, located in the plush Mannat Apartments (also known as Vartamaan), spans a massive 12,000 sq ft. The agreement, dated August 4, 2025, shows a deposit of ₹1.25 lakh was paid at the time of the deal.

The portal further mentioned that Hrithik could not be reached for comment on this. Back in October 2020, Hrithik made headlines when he purchased three floors in the same building, including the entire 18th floor and a duplex covering the 19th and 20th floors, for a whopping ₹97.5 crore. He acquired the property from developer Samir Bhojwani through two separate registration agreements, one for the duplex and the other for an additional apartment.
Interestingly, this isn't the first time the upscale building has attracted attention. In 2023, Gujarat Themis Biosyn Ltd signed a leave and license agreement for another flat in the same complex, measuring over 3,600 sq ft, at a monthly rent of ₹6 lakh. That deal included a stamp duty of ₹64,500 and a registration fee of ₹1,000, as per Zapkey records. Tax experts say renting out surplus properties is often a smarter financial move than keeping them unoccupied. Aditya Zantye, a chartered accountant based in Mumbai, shared his general insight on such situations: “Generally speaking, one can treat up to two properties as self-occupied; beyond that, tax on notional rent applies. So, instead of keeping additional properties vacant, it is better to rent them. However, I am not indicating that this is the case here. The Roshan family has long been active in the real estate space. In May 2025, Hrithik and his father, filmmaker Rakesh Roshan, sold three residential apartments in Mumbai’s Andheri area for ₹6.75 crore. Hrithik’s name has surfaced more than once this year in real estate news. In January 2025, he leased a 2,727 sq ft commercial property in Goregaon for ₹5.62 lakh per month. Just a month later, in February, he renewed the lease on a larger 9,209 sq ft commercial space in Pune’s Kharadi area, this time at a rent of ₹6.08 lakh per month. Meanwhile, Hrithik was last seen in ‘WAR 2’ along with Jr NTR, Kiara Advani. The film crossed Rs 200 crore at the domestic box office but the budget was reportedly Rs 450 crore.
